Owners continue to add to the unit on a yearly basis making the experience more enjoyable every year. Tastefully decorated with updated bathrooms and kitchen. Magnificent views.

We loved staying in this condo. The views of the beach all the way down is stunning. We could appreciate the views at night as well from the patio doors in our bedroom.

We ate never disappointed staying at South Seas Resort on Marco. This is our 4th stay at the resort and we've used different property rental groups each trip. This was our first experience with Marco Island Vacation Properties and we will definitely book thru them again. Easy communications from beginning to end and pickup/dropoff was effortless. Our unit was clean, up to date, actually looked like the pictures. Thank you so much Marco Island Vacation Properties for a wonderful stay.

SST3-1609 was everything that the listing detailed and more. It was fully stocked with not only the basics, but also a closet full of beach equipment, plenty of towels, ample cookware, and an amazing coffee bar. It even had some important extras like dishwasher soap and garbage bags. The view is absolutely fabulous from both bedrooms and the living room; you can see the entire stretch up the beach and an expansive oceanfront panorama. The balcony is enormous; the interior space is extremely roomy; it also felt warm and comfortable. The hosts truly thought of everything for a wonderful stay.

We have rented many excellent units. The communication from Andrew (MIVP) and the owner were the very best of all of the folks with whom we have worked.

We have been vacationing on Marco Island for nearly three decades (including being owners for a long time). When we return to Marco Island, we plan to book far enough in advance to secure this outstanding unit. SST3-1609 is a real gem as are its owners.

This condo is in a great location and is beautifully decorated and has a fully stocked kitchen. There are a few issues I wish I had known going into it. First, the condo charges a $50 registration fee to park which was never mentioned to us. The other issue we had was the 2 bathroom tubs/showers have not been remodeled and have old whirlpool jacuzzi tubs. It seemed like they had never been cleaned bc the jets were FULL of MOLD. The hand railing and shower heads were also caked in mold. We have a severe mold allergy and if I had known that this condo had this issue I wouldn't have booked it. It needs to be deep cleaned or better yet, ripped out. Another thing to mention is the beach is a FAR walk from Tower 3. If you are coming with multiple young children, it's actually a tough walk to do.

Pictures aren’t always accurate but these are spot on. Great communication with the owners and the property managers. We got delayed a year from our ‘Marco experience’ due to COVID but it was worth the wait. Loved the view from the master and the balcony was very useful for lunch and Happy Hours. All things were excellent from the accommodations to the decor and furnishings.

Overall experience was good. We had couple problems, that were not resolved during our stay. They were minor,though, and the owner did everything he could to help us. As a suggestion for other guests - give yourself more time to get to the beach due to a long long wait for the elevator and the walk to actual beach is about 7 min. If you like to sleep in, be prepared to be awaken by a very loud noise of a garbage truck very early in the morning. Actually any noise outside is annoying based on the actual construction of the building. There is a remodeling going on in the building across. But if do not come home from the beach for an afternoon nap, you'll be OK.

Condo is ideally located, beautiful south views of the bach and gulf. Nicely remodeled, very responsive owner. Pool is wonderful, very friendly people at the complex.

We loved our temporary home at #1609. We have stayed here previously before the kitchen was updated. It is comfortable, well appointed with kitchen items and an awesome assortment of beach accessories. Will stay again! For awhile we were able to forget the pandemic and enjoy! Thanks so much!!

The condo was beautifully decorated and equipped with everything we needed to have a lovely stay. We brought our three little boys and we enjoyed very much all the property had to offer. The closet was stocked with all that we needed to have fun on the beach including umbrellas, wagons and toys. It is a full 7-10 minute walk from the condo to the water, but it's a beautiful walk. We will likely be back!

The South Seas Tower was a great place to stay. We enjoyed our trip very much.

We had a relaxing time, which was our goal.

We booked this unit to stay in for my daughter's wedding. Pictures sometimes lie, however, pictures didn't do this unit justice. This unit is beautiful. It seems like this unit was recently redone. The kitchen was very nice and was supplied with most everything you would need if you were cooking meals. The main bathroom was nice and the master bathroom was huge with a jet tub. The twin beds in the one bedroom could be replaced, but slept okay. The king size bed was fantastic. The closet in the master bedroom was filled with anything you could need for the beach. Plenty of towels for the beach. Big balcony to enjoy your morning coffee or cocktails at night. The view definitely gives this unit a 5 star rating.

We had a wonderful vacation on Marco. We enjoyed the rental experience with Marco Island Properties. The information sent was clear and detailed. The condo was perfectly located with beautiful views of the beach and some of the island. We thoroughly enjoyed our vacation.

Unit was clean but needs some updates. Some of the pictures of the unit are wrong and a bite deciding.There is no view of the pool from this unit. The dining room table and chairs are not what were shown in the picture. The sliding door in the living area was stuck and extremely difficult to move. The entrance door to the unit needs to be painted. There is no washing machine and dryer in the unit and we had to go to the 15th floor to do all laundry. The dryer only works for 15 minutes then you have to restart it and repay. Took an hour and 15 minutes to dry our one batch of clothes. Several pieces of equipment in the workout room we're not working.

We were extremely pleased with this vacation rental! It was beautiful and clean on the inside and the views were terrific. Any problem we had was solved almost immediately by the rental management staff which was greatly appreciated. The beaches were beautiful and so was the whole complex.

our family of four enjoyed this South Seas condo for a week following Easter this year. We have stayed in numerous beachfronts in Marco - including at least 4 prior stays at South Seas. Buildings are starting to look tired....paint / carpet / pool furniture etc however still adequate. This unit had a great view from the 10th floor. Owners have upgraded unit with new vanities in baths and new kitchen. Only recommendation would be new bedding and towels (particularly beach) along with immediate replacement of beach cart (current style will not role through sand) and beach chairs. This is not a luxury but a requirement for the South Seas units in our opinion as they are beach front.....but not gulf front (there is quite a hike to waters edge versus South Beach Marco units)

We had a fabulous time. Great rental. The floors could have been cleaner, our feet were pretty dirty after walking on them, but that is minor. We spent most of our time on the balcony! Kitchen was new and had most things we needed. I wouldn't stay here again.

Very nice property, this was our second stay in this unit. This year we were very happy with the upgrade to the kitchen and floors throughout the unit. Disappointed on the beach construction where sand was being pumped onto the beach in front of Tower 3. The construction work lasted the entire week and they worked through the night. You could see the lights on the machinery and hear the vehicles backing up. Very unhappy about lack of notification of this as I am sure it was planned for some time. Understanding this is considered somewhat of an off season for Marco Island, however for families this is the time to go to the beach. Visited other areas of the beach throughout the stay towards the Marriott, not likely to return to this section of the beach.

The condo unit was beautiful. Clean with many special touches. It included all the amenities we needed and a bunch of extras. Beds were comfortable and bedrooms were large. Both open onto large balcony, which was nice. Water views were spectacular. Kitchen was well stocked, including a great coffee 'bar". Tbsp were large and perfect for viewing after a day at the beach. The owners also included a closet full of beach accessories! Beach was perfect. Lots of shells and not over crowded. It was a really deep beach, so decent walk to water. I was not real happy with the unit being on the 16th floor, because I'm sensitive to heights. However, overall this is a great unit and I would absolutely recommend.

Picked the wrong time to visit Marco - weather was mixed, cooler than normal and much wetter. Finally improved for the 3rd week.
Condo had been upgraded and was pretty comfortable. Some furniture upgrades required in the living area. One or two minor issues with beds and bedroom blinds which were taken care of but were a nuisance at the time. Otherwise, location is great with easy beach access.

The owners and the rental management company were helpful, attentive and quick to respond to any questions or concerns. Would recommend this unit to everyone.

Where do I begin? This condo and the beach are spectacular!! The island itself is absolutely gorgeous and so very well maintained. I cannot say enough about our experience. The owner (Eileen) was more than gracious and always ready to answer my emails and questions. We have been visiting areas of Florida for the past 8 years, and this has by far, exceeded our expectations. We will always go back to this area of Florida from now on. We really enjoyed meeting people from other countries and making new friends. The condo had everything we could possibly need and or want. The bed was so amazingly comfortable!! We spent many nights dozing off on the balcony in those comfy lounge chairs, listening to the Gulf. Pure relaxation and charm. We rented bicycles and explored the island, we walked to the tip of tigertail, we found an over abundance of shells, we relaxed in the pool.......just to name a few =) You must visit Ne Ne's across the street, the food is to die for and the service is top notch! We cannot wait to return and see the renovations in the condo that are planned for later this year! Thanks again for sharing your home away from home with us!!

From the moment we entered the condo we were extremely happy. The view was breathtaking. Perfect for a quiet beachfront experience. Condo came well stocked with amenities. Looking forward to coming back to this same property next year.

Enjoyed another trip to Marco in the same South Seas building 3 but a new unit. This property was exactly as described and so very comfortable. Owners are doing a fantastic job of upgrading the unit with only the kitchen needing a refreshing. The kitchen is very functional and still really nice, it is just the only room that is not been reworked. Loved it here and will be back! Management company was friendly, efficient and check in and out a breeze. Easy location right on Collier.

We had a great time!! The condo had everything we needed, except a previous renter took the beach cart. We could have used it. The owner has great communication with us, and said she is purchasing another beach cart, plus an umbrella. Great! The bed was SO comfortable, and the bathroom was GREAT. Location is ideal for Marco Island. Long walk to the Gulf water, but the beach is private and soft and lovely. We also loved the pool. The building is a bit dated, but I understand they will soon be upgrading a bit.

This was our second stay at this property. We spent one week there. When we arrived later in the afternoon the condo was still being cleaned from the prior guests. There were stains on the carpet from prior guests and we contacted property management to have them cleaned, which was done the following day. Also the refrigerator was not cooling and they scheduled a repairman for the next day as well, it took a few visits to completely fix the fridge but a quick fix got it going initially. I mention this as we like to get to a property have it cleaned and fully functional and be able to relax without dealing with these issues. There was a nice remodel of the property and it was done well, we only wished they would have replaced the vertical blinds because all were missing slats. This building has 3 elevators and during most of our stay only 2 were operational, we were on a high floor and ended up stopping at most floors on the way to ground level, before we left the 3rd elevator was fixed. The views are wonderful, nice morning sun on the outside deck to enjoy coffee and a bite of breakfast. We liked the proximity to the beach, great for walks in the sand. Overall we would rather stay in a property like this because it's much quieter than having the crowds at the hotels. We would stay here again but will check to be sure property is ready for us when we come.

The South Seas Complex was perfect for me. I needed a little R & R away from my high pressure job and a break from the harsh Michigan winter! When I reached out to book this property a year ago, the property manager was not super responsive, however the owner was wonderful, answering all my questions & making sure I got in touch with the property manager.
This condo - Tower 3 - unit 1609 - was clean, comfortable and overall well-maintained. It is roomy with plenty of closet & dresser space, had TV's in each bedroom, the kitchen was fully-stocked and everything worked as it should - I especially appreciated the blender to make my morning smoothies :). South Seas is about a 5 minute drive to the more busy center of the island where the Mariott, Hilton, shops & many restaurants are. Last year I stayed at the Hilton and the hotel, pool & beach were always very congested /crowded. While South Seas was busy at peak season, it wasn't overly so. I could always find a chair at the pool, wasn't tripping over people when I walked the beach and never had to wait very long for an elevator. From the balcony I watched beautiful sunrises every morning - peaceful & beautiful. Overall, I was very pleased! This was my first stay in a gated community. For anyone who hasn't rented in a gated community - you need a pass on your vehicle at all times, have to wait for security to let you into through the gate each time you drive in and you need a key for access to everything - to enter the main building, to access the pool, the beach, the workout room & the room where they store the carts for luggage transport. It was a different experience at first, however once I got used to this I was fine. My friend and I took an awesome Dolphin cruise w/Dreamlander Tours - it was amazing! CJ's on the Bay and DaVinci's restaurants were phenomenal, and the Sunset Grille had great drinks and fun times. This is my third trip to Marco Island and it has become my favorite place to visit in Florida!

Loved my stay in this condo, had everything you need, plenty of towels, plenty of beach extras such as chairs, and a neat little fold up wagon to haul your goodies to the beach... The view is outstanding, only thing you couldn't see were the sunsets from the lanai, but better on the beach anyway. Would recommend this property highly. The only thing through my experience of renting every winter for the last 20 years in the Florida gulf is if you find anything wrong, take photos. The only downside I've seen renting here is the 60 day wait for getting your deposit back. Every place I've rented before returns your deposit promptly within a week. Guess I don't understand what the wait is for, as they surely must know if something was wrong while cleaning before the next weeks renters come in. The elevators are quick, and had no serious wait times to go up or down. There are three of them. Make sure you have your contract with you to get through the gates to get on the property, and early check-in is not allowed.

Tower 3 has big elevator problems. Many days during the week there was only one elevator. One day we had to take the stairs down.

This is a great condo on a beautiful beach. The complex also has tennis courts, shuffle board and bocce ball for lots of family fun.

Our stay was perfect. The unit was nicely decorated and very clean...the description was dead on. We liked the owner's generous closet full of beach chairs, coolers, fishing gear, beach toys etc and ESPECIALLY the beach cart! It made the daily trek down to the sand very easy. The evening sunset views over the Gulf were stunning and a unique tapestry of beauty every night. The balcony was a perfect viewing location and very relaxing. We WILL be back!

Absolutely amazing! Beautiful view from the balcony. The apartment furnished everything you can possibly need. Grocery stores and restaurants within minutes. Overall a great getaway!

We enjoyed our stay here. The condo is on the 16th floor. While this required a lot of elevator time, the view from the patio was a good trade off. The place was clean and quiet. The only negative is that you have to do a fair bit of walking to actually make it to the water. From the property to the water at the "private" beach (which isn't technically "private") is about a half mile walk. The walk at the public beaches isn't much better. Tiger Tail is a neat area, but also requires some walking to get to the water. The South Beach public access is the same way.

The beaches weren't overly crowded, especially in the morning. The sand was firm enough to run on, which was nice. There are a lot of places to eat and shop within 5 miles of the condo. There are also a number of grocery stores. I think we went to every ice cream place on the island. We decided that the Chocolate Strawberry was the best.

despite the renovation in the hallway that I was not told about ,, and the water being shut off 2 times for plumbing repairs ,,it was a very nice stay in 1609 tower 3 very clean unit needs a freshing up other than that I would go back again

Rental comfortable. Had start up supplies such as coffee, filters,salt,pepper etc, also had hair dryers in each bathroom. Unit in good condition was great to have TV,s in each room and all had cable, wifi in unit. Only one problem master bathtub did not drain well and small amount of mold on back of shower curtain but there was general cleaning supplies so a quick spray of bleach took care of it. Overall great stay weather was perfect!

Hard to complain when you vacation in Marco Island -but I need to be honest. It is questionable if the condo was cleaned between our arrival and the previous renters, but because it was late Sat nite we cleaned and dealt with the linens ourselves. Several minor maintenance issues - screen doors bent and barely worked, verticle blinds were a disaster. for the money I wasn't expecting things like that. However the location was unbelievable, the South Seas facility is awesome! we had a great family vacation!

The location and property were both very nice. The unit itself could use a little freshening up. There were a few maintenance issues that didn't affect our ability to enjoy the unit but could have been better.

Coming here from the great white north in March was just what we needed. The condo was very comfortable and the beachfront location made for a relaxing vacation.

First time visit to Marco Island, and we will likely return. The weather was great, the feel of a private beach and pool and the great accommodations, made it an overall great experience. Management company responded professionally and timely when we noticed a problem with the lock on the balcony door.that required fixing.

We enjoyed our stay very much. The master bedroom King bed was a rare novelty. Each room had a TV with a DVD player, which was a Godsend because our daughter's would get up super early with the Sun. We would throw in a DVD to afford Mommy & Daddy an extra hour of rest. Our only complaint was the barely functioning Venetian blinds with missing blinds. I'm sure past renter didn't know how to operate and hence broke them. Bright light would burst into our daughters' room and wake them up earlier than usual. The balcony is amazing and the view is incredible.

Our stay at the South Seas condo was fantastic. We enjoyed everything about it... the location couldn't have been better, we loved sitting out on the balcony and read a book or just look at the ocean, we loved the grounds around the condo.. very nice for walking, and we loved how close it was to everything we needed. The condo was quiet and a great place to be.

This is a great place to relax and spend time with the family. The beach is right there and the property also has a pool that welcomes children. Looking out from the balcony was my favorite thing to do. The view was amazing and wonderful. There were also a bunch of beach toys for both adults and kids. The rules at the pool could have been more family friendly, especially during the time period. Other than that, pretty enjoyable.
